This hack got me 99% 5-star reviews on Airbnb

This one hack I am about to share is probably responsible for 80% of why I have my super host status on Airbnb.

I run 6 Airbnbs in Seoul, South Korea. I have been in the business for 2 years, and I have maintained superhost throughout. I hosted more than 200 guests and 1000 nights.

Literally, I feel a bit of a stomachache as I write this because it's so good that I don't want to share it.

Anyway enough blabbering, here it goes.

So when I send my automated message after the guest checks out, I include the following message.

"Dear guest, if you have enjoyed your stay at our Airbnb, please leave us a 5-star review. If you do so, we will give you a 30% discount on your next booking."

A couple of things going on here.

I personally believe that 30% is the key number here. I can probably even go up as high as 40%. The interesting thing is, despite the outrageous discount, less than 5% of the guests actually return. Maybe this is because my target audience is travelers, but yeah the important thing is that I'm not actually losing out on a lot of money using this strategy.

Another thing is, if the number was 15% or 20%, it may not be significant enough for the guest to actually leave a review. But 30%. That's like 1/3 of the price on discount. I've had about 70% of guests leave reviews, compared to my friend who has less than half of the people leave reviews (to be fair, he provides a rather poor service).

Of course, you have to back it up with a 5-star service. But I think one of the greatest advantages of using this strategy is the increase in the number of satisfied guests leaving a 5-star review. Usually, unsatisfied guests are the ones who actually bother to leave a review.

And if they do return, I actually do provide a 30% discount (inclusive of the 10% weekly, and 20% monthly discount). It may seem like a loss, but it's actually a big win. Returning guests are very rare on Airbnb. Much less than 5% from what I hear. So if you get one returning guest, it massively boosts your SEO.
